Sounds ambitious scott i wish you luck with it, with regards to what i want in a commercial its the usual stuff mate, good facilities for anglers especially if they have youngsters with them a lot of fisheries have those "turdis" plastic toilet cubicles and my daughter wont go near them, some decent shelter incase the weather gets horrible and of course a good mix of decent sized coarse fish always goes down well.

My brother in law works for the ea he reckons they can give you advice and point you in the direction of funding( in some cases) but he says they will always be happy to advise would be developers, i suppose if they get involved everyones a winner.
